[Observations] The Lessor's side of this lease is not forthcoming, a copy has been
obtained from the tenant and will be handed to the purchaser.  The tenant will be
bound to attorn to the purchaser at the expense of the estate.

TERMS OF LEASE [DEAVES] LEASE dated 30th August 1760 by James MORRISSON to Paul BENSON
and James BENSON for 900 years from the 25th March 1760 at the yearly rent of £50,
late Irish currency. Described as that part or piece of the island in the South East
Channel - bounded on the West with the wall of Nathaniel Lavitt, merchant, on the North
with the Channel running between Dunscombe's Marsh and the island.  On the East with the
holdings of Mr. Francis HODDER, on the South land demised to James and Ebenezer
MORRISSON, merchants, and William FITTON, brewer retaining  full and free passage to
Nathaniel Lavitt and James Morrison and all persons associated with them.

then in occupation of Richard Longfield JAMESON, reserving ways, easement rights, members
passages, privileges, appendances and appurtenances.

TERMS OF LEASE [JULIAN] LEASE dated 18th November 1856 to Mr. Robert Julian for 684
years from 29th September 1856.  Premises devised as ground on which a Coach Factory
had been erected fronting on South Mall extending backwards to Fitton Street together
there with the yard and buildings theretofore in the possession of the Commissioners of
Wide Streets, bounded on the North by South Mall and partly by a dwelling house owned by
Richard Longfield JAMESON  and on the East by the house, yard, back-kitchen and premises
in the possession of Messrs. PARKER and LARGE, Solicitors and Mr. Edward Harding,
Professor of Drawing; The western wall are party walls equally belonging to Richard
Longfield JAMES and Robert JULIAN, and partly by the premises in possession of Messrs.
MURPHY, merchants; on the West by dwelling-house, yard and concerns formerly part of the
CORK INSTITUTION and partly by the back concerns of the premises occupied by William
DEANE and James Black PERRIER, Esquires and on the South by Fitton Street
