INTRODUCTORY OBSERVATIONS AS TO Lots 7-13 Inclusive
By Indenture bearing date the 24 day of April 1786, Samuel PERRY, of the
City of Cork, Esquire, demised to Thomas HARRIS of said City, Esquire, the premises
included in the above mentioned lots for a term of 900 years, from the 1st day of
April then instant, at the yearly rent of £70, late currency, being £64 12s. 4d
British payable half-yearly on the 1st day of October and 1st April and which premises
are by said Lease described as ALL THAT AND THOSE The Dwelling House, Coach House, Stable
Out-Offices and Premises then late in the occupation of John DIGBY, Esquire, situate on
the Corporation Marsh of LAVIT'S ISLANDS in the City of Cork, in as full and ample manner
as the said John DIGBY held and enjoyed the same, according to the ancient mears and
bounds demised by the Corporation of Cork to Nathaniel LAVITT, late of the City of Cork,
Esquire, deceased or which the said Nathaniel LAVITT was in any way entitled unto,
which said Lease contains the usual clauses and covenants between Landlord and Tenant,
and a covenant by the lessee. that he would before the 1st day of April 1788, expend
in lasting improvements on said premises the sum of £200.
Lot 7 ... will be sold subject to the payment of the entire head-rent of £64 12s. 4d.,
payable out of said 7 lots under the said lease of the 24th April, 1786, in
indemnification of Lots. 8, 9, 10, 11, 12, and 13, and each of said last mentioned will be
sold indemnified by lot 7 against said rent.
The said Seven Lots, 7 to 13 inclusive are all contained in the Block of Houses and Out-
Offices in the City of Cork, called CHATTERTON'S BUILDINGS, situate at the South side
of the South Mall and the west of Parliament-street, and contained between these two
boundaries and the South Branch of the River Lee. The several Houses in this Block, which
front to the South Mall are occupied by solvent tenants and let at moderate rents. The
Houses fronting to Parliament-street are also let at reasonable rents, and are
occupied by respectable shopkeepers.
The original Lease of the 24th April, 1786 and the counterparts of the undertenants leases
of the 1st February 1789; 20th January 1845' 10th September 1845; 11th February 1851 and
20th January, 1845 will be handed to the purchaser.

CONDITION OF SALE as to LOTS 7 TO 13 inclusive
The purchaser of lot 7 shall be entitled to the custody of the original lease of the 24th
day of April, 1786 and the purchasers of said several other lots shall be entitled to
compared copies thereof, and the purchaser of lot 7 shall covenant in such manner as the
Commissioners shall direct for the production of the said original lease.
The purchaser or purchasers of the said several lots or any of them shall not be entitled
to require evidence of the title of the Lessor of in the lease of the 24th April, 1786.
to make the same or to object by reason of any incumbrance effecting his Estate or interest.

of a greater height than the present height of the back-yard and back kitchen being of the

NATURE OF TENANCY: [FENNEY] Lease dated 20th day of January, 1845, granted by Sir
William Abraham CHATTERTON, Bart., to Hannah FENNEY for the term of 200 years, from the
25th March, then next containing the usual Covenants between Landlord and Tenant. The rent
reserved by this lease is £25 per annum, but by agreement between Sir William Abraham
CHATTERTON and Hannah FENNEY the said rent was in the year 1851 was abated to the yearly
rent of £20 for the residue of the term, and such abated rent only is payable by the Tenant
under said Lease and the Purchaser will be bound by such abatement.

LOT 14 - DESCRIPTIVE PARTICULARS AND CONDITIONS OF SALE
Two Dwelling Houses and Premises situate in Patrick Street, in the Parish of Saint Paul
and the City of Cork, held for the residue of a term of 800 years from the 25th day
of March, 1787, subject to the Yearly rent of £36 18s. 6d.
The foregoing Premises are held by virtue of a Lease thereof, bearing date the 27th
day of August, 1787, executed by George GOOLD to James CHATTERTON, Esq., for a term of
800 years from the 25th day of March, then last past, at the yearly rent of £40, late
currency, being £30 18s. 5d., British, payable half-yearly on the 25th March and 29th
September, and are described as ALL THAT AND THOSE of a Lot of Ground situate lying
and being in Patrick Street in the Parish of Saint Paul, in the City of Cork,
containing in Front to said Street, 40 Feet, or thereabouts, and in depth in one part
thereof 73 feet or thereabouts and in another part thereof, 55 feet or thereabouts,
be the said several dimensions more or less on which the said James CHATTERTON had
lately erected Two Dwelling Houses with kitchens backwards thereof, the said premises
mearing and bounding to the south, with Patrick Street, to the north, with ground and
cellars belonging to the said George GOOLD, to the east with vacant ground also
belonging to the said George GOOLD, and to the west with a House and other concerns
of said George GOOLD, the Eastern, Western and Northern Wall of said Premises, always
to be deemed and considered as party wall, between the said parties to said Lease,
and those respectively deriving and to derive under them which said Lease: contains
the usual Covenants between Landlord and Tenant.
The original lease of the 27th day of August, 1787 and counterpart of the undertenants
Leases of the 1st day of August, 1787 and 10th day of December will be handed to the
Purchaser
The premises comprised in Lot No. 14 consist of Two Dwelling Houses in Patrick Street,
one of the best business situations in the City of Cork. and are each worth double the
reserved rent, the above [BELOW] named tenants having considerable interest in the holdings
comprised in their respective Lease.
GRIFFITH'S VALUATION OF THIS LOT IS £120
The purchaser LOT 14 shall not be entitled to require evidence of the title of the Lessor
in the lease of the 27th August, 1787. to make the same nor object by reason of any
incumbrance effecting his Estate or interest
