NATURE OF TENANCY; [BRADLEY] Lease dated 14th October 1853 granted by Leslie Craggs O'CALLAGHAN to Daniel BRADLEY, of All That and Those that part of the lands of Carrigrohane together with Houses, Oat-houses and two Labourer's houses thereon, in the Parish of Carrigrohane, and county of Cork containing by *common estimation 21 acres, English statute measure, be the same more or less, excepting and reserving unto said Leslie Craggs O'CALLAGHAN, his heirs, administrators and assigns and to those under whom derives said lands, free liberty of hunting, hawking fishing and fowling and all royalties whatsoever for the term of 99 years from the 29th September, 1853, at the yearly rent of £3616s. 6d. Said lease in addition the several clauses and covenants between Landlord and tenant, contains a covenant on the part of the Lessee that he should, on or before, the 1st September, 1854 put the several houses, oat-houses and several walls thereon in good tenantable order, repair and condition, and that it might be lawful for said Lessor and his heirs, executors, administrators and assigns to enter and inspect the state of repair in which said premises may be and , and in case the same should not be in good tenantable repair, that said lessor should be at the liberty to repair the same and to sue for and recover such costs either by distress as in case of non-payment of rent, or action at law. Also that said Lessee, his executors, administrators and assigns should every year during the term, put out and expend 63 Scotch cartloads of good dung upon each and every acre of said lands he or they shall break up for potatoes, grain, or other seed, and shall not sow or cause to be sown more than three crops for each such manuring, and in case he should omit to put out said dung, he or they should pay to said Lessor, his heirs, executors, administrators or assigns, the sum of 5s. for each cartload so omitted to be put out in addition to the rents reserved, to be recovered by distress or action of law. And further that he or they should not at any time during the term open new quarry, nor raise more stone out of the quarry then open, than may be necessary for the use of the premises, nor should he or they permit the same to be quarried or raised by any other person or persons, under penalty for of 10s. for each horse-load, he or they might quarry over and above what should be necessary for the use of the premises, said penalty to be recovered in the same manner as said other penalty before mentioned. -------- Denominations TENANT YEARLY RENT 2] Carrigrohane - Representatives £1 1s. 0d. DESCRIPTIVE PARTICULARS OF LOT No. 5 [Edited and condensed] Original Lease dated 19th November 1707, by John WALLIS TO John CARTRIGHT for the term of three lives and perpetual renewal, payable quarterly - 25th of Dec., March, June , and 29th September. The allowed hunting, etc is also stated in this lease. The parcels is approximately one and twenty acres English measure; Bounded on the south with the great road from Carrigrohane pound to Mr. Philip CROSS' house; on the West and North with the highway leading to Carrigrohane Mills, and on the East with the Closes, commonly called the STONE CLOSE; lately in the possession of the Bishop of cORK. Leases contain the usual covenants between Landlord and tenants Said lease also contains a condition of re-entry - If his assigns or anyone should do or suffer to be done any act whereby the reversion should be evicted, or should set, let or demise the premises or any part thereof to any person of the Irish blood, or if they are not actually dwelling upon the premises, or some English tenant by reason of war. the said lease should be void. Also a covenant that money is to be expended on the Mills and tenants of this lease are to grind their corn and grain, paying no more toll than what is customary, and should also do suit and service to the courts Leet and courts Baron of said manor, The last renewal of said lease bearing the date 26th November 1822, is executed by John COLTHURST to Leslie O'CALLAGHAN, for the lives of Leslie O'CALLAGHAN, Henry Baldwin FOOT and Samuel PENROSE all of whom are believed to be in being. NATURE OF TENANCY; Immediate possession can be given of this Lot. ____________________________________________________________________ DESCRIPTIVE PARTICULARS OF LOT No. 6 [Edited and condensed] Lease bearing date 10th February 1775, between Henry CALLAGHAN [NOT NOTED AS o'] to Robert ATKINS for three lives with covenant for perpetual renewal, payable half yearly at the rate of 12s late currency for every acre, English measure, with said Robert ATKINS containing about 60 acres., situate in the manor of Mallow, and County of Cork, Ashegrove is situated within one mile of the thriving town of Mallow, in the new line of road leading to Limerick. The ground is of good quality, for dairy or tillage purposes with a fair supply of water for the purpose of irrigation. and Mallow a great facility for obtaining manure. The land is located in a highly respectable neighbourhood, surrounded by elegant mansions of the neighbouring gentry. The Great Southern and Western Railway runs through a portion of these lands, which part will not be conveyed to the purchaser. Leases contain the usual covenants between Landlord and tenants. The last renewal dated 20th of April, 1819 executed by Clement HUME and Constance Marie HUME, otherwise CALLAGHAN, [no O' noted], his wife to Leslie O'CALLAGHAN, is for the lives of William ATKINS, Richard WEISTEAD, and Michael Hodder ROBERTS. Only one of the lives is in being. A renewal will obtained for the purchaser at the expense of the Fund.
