Premises as stated above contain about 12 English Acres. adjoining the Fishing Pier and comprises the large Mansion House and Offices demenses called Hop Island, on the River Lee near the mouth of Douglas River and the tenant has considerable interest. There is also a neat Cottage and garden distinct from the Mansion House. Lands are about 4 miles from Cork and 3 from Passage West. The residue of the foregoing premises held by lease dated 1st September, 1738 by Francis HELY to Henry PENWARD for term 599 years 25th March, then last at yearly rent of £5, late currency payable half-yearly and are described as All That and Those, or plot of ground behind PENWARD's stable on the Marsh commonly called SMITH'S MARSH, and formerly called HAMMONDS' MARSH. bounded on the East to West wall of PENWARD'S stable, North with the great street leading westward and on the South with the Quay next to Mill Stream in the parish of Saint Peter, containing the usual clauses and covenants between Landlord and Tenant. The Quays mentioned above no longer exist, the Streams have been covered in and forming parts of Duncan and Nile Streets. The original lease dated 19th February, 1732 is not forthcoming, it is recited in the lease dated 16th September 1743.
