		     	   PRELIMINARY OBSERVATIONS AS TO LOTS No. 15
				[Edited and Condensed where possible]

The lands of MAHON are near BLACKROCK CASTLE, which is about three mile of the City of Cork,
at the North-Eastern point of the Peninsula formed by the River LEE and DOUGLAS River.
The estate extends about a half-mile on the northern, and a like distance on the Eastern
boundary:  the western extremity reaches to the road adjoining URSILINE Convent, in the
immediate vicinity of Blackrock Station on the Cork, Blackrock and Passage Railway.

The lands comprise upwards of 250 acres. for long time the favorite site for suburban
and villa residences.  A large proportion of the Northern front is occupied by ranges of
houses and detached mansions commanding extensive views of the beautiful scenery on the
Northern banks of the River Lee.

There are upon them a large number of valuable houses and buildings and the
undertenants have, in almost every case, have a large interest in their holdings,
the valuation of lands being very nearly double the rental.

Almost the entire of these lands of these lands are held ancient leases and the villas
and buildings , on the Northern front have been erected since the creation of these
ancient leases.  The rents are considered to be very well secured ground-rents, making a
profit of many times the rent paid by the lessees in several instances derived by them from
their immediate tenants.

This area and these lands, upon merit of their location alone, and being exempt from
City taxation, have rapidly increased in importance, while affording building sites which
are unequalled in the environs of a large city.

Upon the Eastern Shore are the demenses of MAHON, FERNEY, RINGMAHON. LAKEVIEW &c. and a
large tract of land held by solvent and improving tenants at moderate rents on which large
sums of money have been expended since the commencement of the Tenants' interests, and the
rents are punctually paid - no arrears exist.

The entire property is intersected with good roads, has a respectable class of tenants,
presenting considerable advantages to intending purchasers.

			   Griffith's Valuation for this Lot is £1,377 2s.

It is noted that these Lands of MAHON since the year 1759 have been held by the owners.
with any renewals and changes executed to them by the Prebendaries of the Parish of the
Holy Trinity, commonly called Christ Church. in the Diocese of Cork, and afterwards by the
ECCLESIASTICAL COMMISSIONERS of IRELAND, with the last renewal dated 30th June, 1857 [six
months prior to this sale] to Sir James Charles CHATTERTON, Baronet (acting executor of
Sir William Abraham CHATTERTON, Baronet, deceased) for the term of 21 years at the Yearly
rent of £27 13s 10d, payable quarterly - 25th March, 25th June, 25th September, and 25th
December and are described as ALL THAT AND THOSE: THE CASTLE; VILLAGE AND LANDS OF NORTH
MAHON, one Fishing Weir;  Two acres of land in South Mahon and a parcel of land called
BALLYTRASNEY which for several years had been in the possession of Sir William Abraham
CHATTERTON, and his undertenants in the parish of Saint Finn Barr, in the South Liberties
of the City of Cork.

Following is a recap only of the Unit Nos. of Lot 15, with present tenants' names. acreage
and rents specified. The individual lease particulars - including those of the sub-interest
tenancies as well as the Conditions of sale do not vary and but will include many other
SURNAMES involved in the unit where there are tenancy renewal changes, Therefore note the
'Nature of Tenancy' paragraphs carefully.

The several tenancies on the this Lot 15, Nos. 1-17 inclusive are held directly under the
above-mentioned lease and the rents per tenant will be noted.  The observations for the
Sub-Interests for Lot No. 15 will be noted in the next section of this entry.

of surrender at the end of every third year giving six months notice; and a clause

8 May 1805 and after such surrender, the yearly rent will be reduced from  £120 0s 0d
to the yearly rent of  £110 sterling.

There are various notations as to improvements to be made, repairs to be maintained, etc,
but for the purpose of condensing only the surnames of any OTHER LEASE HOLDERS and
neighbors will be entered UNDER Property number of the leaseholder named in above records:

Nos. 18 to 29 on rentals it is noted that at one time a Samuel Andrew HOBBS, rented
a portion of property from Robert Hall [Nos. 18 and 24] dated 4th February, 1807
This property leased to Robert Hall was bounded as follows: on the NORTH by house referred
to as Larkfield in the possession of Lady Chatterton, under which Mrs. Anne FAGAN resides;
on the SOUTH, partly by the fields, then in the possession of Robert HALL and partly by the
concerns of Thomas McCALL. Esq. on the EAST by the high-road called RING Road; and on the WEST,
partly by the road leading from the high road to the concerns of Edward JAMESON and Thomas
McCALL and partly by the Thomas McCall, of which lands were enjoyed by Thomas Badham
THORNHILL, Esq. deceased;

Nos. 19, 20. 21, 22, and part of 26 are bounded with holdings held by an original lease
dated 13th June, 1787 executed by Henry SADLIER and Noblett JOHNSON to Mathias SMITH.

Bounded on the SOUTH with the concerns of Richard HARE, Esq. ;NORTH with the high-road
leading from CORK to BLACKROCK; on the EAST with the CIRCULAR ROAD and on the WEST
with the road leading to John DIGBY, Esq.

The premises of No. 22 also form the entire premises comprised in No. 28 in this lot.
Held by lease of Thomas BABINGTON, to Robert EVORY as Trustee for Sir William Abraham
CHATTERTON dated 25th May, 1831 for the term of 14-1/2 years.  Bounded on the
NORTH by Blackrock Road; on the SOUTH by other land of Sir William Abraham
CHATTERTON; on the EAST by land in the possession of John Henry HALL; and on the WEST
by the holdings of the Widow COGAN, situated in the south liberties of the City of Cork.

No. 25 comprises part of the demesne of CASTLENAHON, formerly known as LARKFIED and is held
by lease dated 8th May 1805 by Robert HALL to Richard LANE for 8 years.  It is described
as Part of the Lands of Mahon, otherwise, RINGMAHON, then lately let under the name by
Robert HALL as LARKFIELD, formerly in the possession of James Badham THORNHILL, Esq. since
deceased. then lately in the possession of Robert HALL and his undertenants together
with the Mansion-house, back-houses, out-offices, gardens, and all other houses, cabins
erections. buildings and improvements made on the Premises.

Bounded on the NORTH partly by the Public Highroad fronting Blackrock Castle and partly by
concerns in the possession of John WALSH and others [Not named]; on the South by other
grounds in the possession of Robert HALL; on the EAST partly with the Public Highroad
called The STRAND; on the WEST partly by the bye-road leading from Cork to the concerns in
the possession of Edward JAMESON and Thomas McCALL, Esq. and partly by the concerns
of John WALSH.

No. 27: Known as 'the Cottage' is bounded by including a cabin therein in the possession
of David PURCELL and Denis SCANNELL, fronting the lane leading from Blackrock road to
the south; with lease held by John Henry HALL.

No. 29: Premises are small part of holding, with a prior lease dated 30th January, 1787
executed by Henry SADLEIR and Noblett JOHNSON to Patrick MEHEGAN, Daniel LEARY, Darby LEAHY,
Joseph MEHEGAN and Margaret LYNCH. The comprise more or less 2 acres bounded by on the
NORTH with the highroad leading from Cork; on the SOUTH by land in the possession of
Patrick MEHEGAN; on the EAST by the road leading from Blackrock to DOUGLAS, and on the
WEST by the concerns of Mr. Hall.

The portion of said premises No. 29, were assigned by Elizabeth Georgiana HOWARD to
Nicholas VINCENT, then as trustee for Sir William Abraham CHATTERTON, bounded on the
SOUTH by holdings formerly in the possession of Henry SIMMONS, on the NORTH by holdings
formerly in the possession of Patrick MEHEGAN and on the WEST by ROPEWALK LANE.

The last renewal of lease dated 30th January 1787 bearing date of 24th January 1847, has
been executed by John Henry HALL to Thomas BABINGTON, Elizabeth Georgiana HOWARD, Joseph
George ROCHE, Daniel LEARY, John LEARY, Arthur LEARY, Michael LEARY, Timothy MEHEGAN
and Joseph LEAHY for 18 years.

			  CONDITIONS OF SALE AS TO LOT 15 AND SUB-INTERESTS

The Purchaser of Lot 15 shall not be entitled to require evidence of the original
leases of the Lessors and Grantors and renewals up to 1856, nor to make the same respectively
or object by reason of any incumbrance affecting their or any or either of their
Estate or Interest.

The purchaser of LOT 15 shall be bound so far as the value of entire said lot extends to
indemnify the owners in this matter, their executors and administrators, and the executors,
and administrators of Sir William Abraham CHATTERTON and also Sir James Charles CHATTERTON,
the Lessee renewal of the said premises from the Ecclesiastical Commissioners.

The purchaser will receive a detailed report of the rents, acreage. and tythe rent charges
as currently shown in each individuals tenancy, including the latest leases pertaining to
that tenancy.

of £62, late currency containing the usual clauses and covenants between Landlord and
Tenant, and a covenant by the Tenant to, within two years, rebuild the said premises
or to expend £300 for repairs.

The foregoing premises held by lease dated 3rd October 1748, executed by John RYE to
Phineas BAGWELL for a term of 999 years at the yearly rent of £23, payable half-yearly
are described as ALL THOSE, two farthest front houses or tenements on the quay of the
City of Cork, called TUCKEY'S QUAY, with the back kitchens, backsides and all lights,
ways and easements &c., bounded as follows:  On the NORTH with Nathaniel LAVITS holdings;
on the WEST with a wall divining the premises from the sugar house; on the SOUTH with the
River LEE, and on the EAST with the channel.

On the site of the above-mentioned premises, the late Sir James CHATTERTON, Baronet
erected a large house and offices at an outlay of upwards of £3,000 and since his decease
this house and concerns has been occupied by the members of Daly's Club, now the Cork Club
who pay rent of more than double the above amount so that the profit
rent of £36 is amply secured.

The original lease of 3rd October 1748 is not forthcoming, it is registered and a copy
of the lease will be handed to the purchaser.  The original lease is lodged in the
Incumbered Estates' Court in the matter of said Henrietta Georgiana Marcia CHATTERTON
Owner and Petitioner, and a copy has been procured which will be handed to the purchaser.

				CONDITIONS OF SALE AS TO LOT 16

The Purchaser of Lot 16 shall not be entitled to require evidence of the lease of
3rd October 1748 to make the same or object by reason of any incumbrance affecting
his Estate or Interest.
