OBSERVATIONS: These premises are extensive, well circumstanced for business and now occupied by Messrs. Leonard DOBBYN and Company, for carrying on the wholesale drug trade. ------ 2] Dwelling house, Yard Denis MURRAY £16 12s. 4d. and Premises No. 31 & 32 PRINCES-ST. TENURE OF LEASE: Dated 7th November 1787 by William ROBERTS to John CASEY for 485 Years from 29th September 1787 at the yearly rent of £18 late Irish currency. OBSERVATIONS: The tenant has considerable interest in this lot ----------------------------------------------------------------------------------------------- - Descriptive Particulars and Conditions of Sale: These Premises are held under an indenture of Lease dated 8th October, 1781 by Esther KENNEDY to William ROBERTS for 500 years from 29th September then last at rent of £25 late Irish currency equivalent to £23 1s. 6d. sterling payable half-yearly. Premises demised in lease described as All That, the cellars, linnies and the yards then lately in the possession of Patrick COMERFORD, City of Cork; bounded on the East by Prince's Street; on the West with the concerns of the said Esther KENNEDY; on the North with the concerns of Mr. DELEHOIDE and on the South with the concerns of Mr. WAITE; the several wall bounding the demised premises to be, and always remain deemed and taken as party walls only. Barony of East 1a 0r 0p Muskerry, County of Cork TENURE OF LEASE: Dated 18th January 1841 made by Michael ROBERTS to John MORTON, deceased for term of 900 years from 29th September 1840 at yearly rent of £80 sterling. Clause of surrender every third year upon six months notice, on giving up the premises and mill and machinery in fair and reasonable repair, and condition. Casualties of fire, war and rebellion excepted. This lease grants to the Lessee the waters, water-courses and other easements and appurtenances and the use of machinery in the mill as specified in a schedule indorsed on said lease. Covenant by the Lessee to effect and keep up an Insurance against fire in the joint names of Lessor and Lessee on the messuages, mill and machinery for £800 sterling to be extended in rebuilding in case of accident by fire. Liberty to Lessee and his representatives to purchase the Lessors interest in the demised premises, for £1000 sterling whenever he may think fit, giving six months notice. OBSERVATIONS: On this lot are the dwelling-house, mill and premises known as BRIDE MILLS situate on the River BRIDE about one mile from Inniscarra Bridge - The Messrs. MORTON have expended a considerable sum of money upon this and the following lot. and the whole premises are in a highly improved condition. The dwelling-house, gardens &c. being the present residence of James MORTON, Esq. J.P. ------ 2] Part of the Lands Brought forward of Knockanemore, James MORTON, Esq. £18 0s 0d Barony of East 11a 1r 0p Muskerry, Cork LEASE: Dated 18th January 1841 made by Michael ROBERTS to John MORTON, deceased for term of 39 years from 29th September 1840 at yearly rent of £18 sterling; with cause of surrender every third year of the term on six month's notice leaving the Lands and Premises in fair and reasonable condition. OBSERVATIONS: This ground is occupied by Mr. MORTON with the mill. ------------------------------------------------------------------------------------------ Descriptive Particulars and Conditions of Sale: The first, or Mill Lot mentioned above is held under lease dated 13th October, 1804 by William GREEN to William ROBERTS for term of 990 years from 29th September 1804, provided the estate and interest of Lessor should so long continue at year rent of £12 10s 3d, late Irish equal to £11 11s 1d, sterling payable half-yearly. Premises described as 'That part of Lands of Knockanemore containing about once acre there- about' and on which land said William ROBERTS had then lately erected a grist mill and bolting mill. Done as in the manner said Wm. Green therein mentioned held and enjoyed the same. The original lease will be handed to the Purchaser. The Lessor William GREEN, held from William HAWKES, under a lease dated 10th April, 1800 for 999 years from 29th September, 1809, lodged in court. The second Lot mentioned is held under lease dated 23rd December 1839 by William HAWKES to Michael ROBERTS for term of 41 years from 1st November 1839 at rent of £16 sterling, payable 1st May and 1st November. Premises described as Lands in Knockanemore approximately 1 and one quarter acres bounded on the North by the holdings of John AHERN and part of said Lands then lately in the possession of Daniel DONOVAN; on the East by the high road leading from Knockanemore bridge to the Chapel; on the South by the Bride River and part of the Mill Lot in the possession of Michael ROBERTS and on the West by the holdings of Jeremiah MURPHY. The original lease will be handed to the Purchaser. The two Tenant's leases above mentioned will also be handed to the Purchaser.
