                        GENERAL OBSERVATIONS APPLYING TO THE FIRST ELEVEN LOTS

The Lands of Farranivane [Lots 1-5] and Lisnabauree and the Lands of West Derrigariffe, Killea, Garrancoonig,
Lisnegat and Curravordy [Lots 8-11] are situate within the Jurisdiction of the Manor Court of Kinalmeaky,
in common with the Lands of East Derrygariffe, now compromising the Roughgrove Property, the estate of
Benjamin, HOSFORD, and Mary, his wife (which has also been ordered to be sold by the Commissioners)
are held under fee-farm grant dated 20th October, 1610 between Sir Bernard GREENVILLE, Knight of the one part,
and Giles MASKELYNE, Gentleman, of the other part. subject to rents as shown.
The chief said rents as well as Lands of East Derrygariffe [Roughgrove] are payable to the Duke of
Devonshire, as representative of original grantor, his heirs &c.

OBSERVATIONS: There is an excellent Dwelling-house and Out-Offices on this Lot. No. 2 has been in
the possession of the HOSFORD family since the year 1796 under an old lease, lately expired at
the above rent which is considerably under the value.  The land is of excellent quality and for the
most part in a state of good Cultivation.  No. 1 would require Draining, but by a small outlay
could be made very productive.

Nature of Tenancy: Lease dated 21st January, 1841 from Maskelyne Alcock to John HAYES
for the term of 30 years from the date of said lease.
Observations:  The purchaser of this Lot shall accept a compared copy of the Tenant's Lease
in lieu of the Landlord's counterpart thereof.
NOTED: These Premises are held by Fee-Farm Lease from the Corporation of Cork to Richard HARRISON
dated 26th May, 1719. Maskelyne Alcock subsequently became entitled to a portion of the premises of
Harrison's interest to certain Tenants.  The latter portion of the said premises was taken
some years since by the Wide Street Commissioners to enlarge the entrance to Corn Market Street
and the rent payable now to the Corporation for the remainder of the premises as now held by
John Pendergast was reduced to £9 18s 6d.
These premises have long been established in public business and the situation is one of the
best for the purpose, being at the corner of Corn Market Street, and a principle thoroughfare
at the North side of the City.
